In Jacksonville, locals often lump all of the communities lining the Atlantic Ocean under one title: "the beaches". But this moniker actually can refer to any of the three beachfront communities in Duval County: Atlantic Beach, Neptune Beach and Jacksonville Beach or Ponte Vedra Beach, located just south in St. Johns County. All three of the Duval County communities are separate municipalities with their own elected officials; however, they are all also part of the incorporated Duval County. Each community has its own personality and style, but they all center around what their residents treasure most - the Atlantic Ocean.
Jacksonville's beaches remain relatively undiscovered by snowbirds and other northerners seeking respite from the cold weather. But in recent years, the demand for beach real estate has escalated tremendously. Atlantic Beach is the northern most town, and is possibly the most popular of Duval County's beach communities right now. Old fashioned clap-board houses and tree lined streets make Atlantic Beach a picturesque little town. Some condominiums are also available in the beach communities.
Atlantic Beach and Neptune Beach meet at a retail intersection that has been revitalized in recent years into a popular restaurant spot. Several restaurants occupy the charming spot, and attract diners from the beach communities and from 'in town'. Furthest south is Jacksonville Beach, the largest of the three beach communities. Jacksonville Beach also has a much broader mix of residential, commercial and retail space within its borders. Jacksonville Beach has a decidedly more bohemian, casual feel and is home to many of Jacksonville's newest restaurants.
With any of the beach communities, prices vary depending on the home's proximity to the water. A variety of waterfront options are available, including beachfront, Intracoastal and marshfront. There are also many properties in the beach communities that are inland, but still close to the beach. Home styles range from 1950s and 60s ranchers to modern Florida style homes.
Downtown Jacksonville is about a 45 minute drive, with the business parks on the Southside a much shorter commute. J. Turner Butler Boulevard is the newest route to mainland Jacksonville, complementing Beach and Atlantic Boulevards, Jacksonville's original beach access roads.
